we're building a house and i'm looking for software for my benefit to help the architect, builder, and designer.

heard about turbo cad 3d and sketchup, haven't tried either.

any recommendations for other software or something on an ipad?

Will talk to my teaching partner today. He teaches auto-cad, I'll see what he has.

My wife is an architect and we own a small commercial firm. What are you trying to accomplish, exactly? CAD isn’t easily learned.

we are building...a mid-century, split level, frank lloyd wright inspired home.

would love to see longer, linear brick examples other than what i’ve seen...the builder provided one example but it was $5000+ to ship.

we might end up painting the brick at this point.

What? A good architect should have tons of samples and vendors tripping over themselves to give them more. What, exactly, cost you $5k to ship? Bricks?

they have samples, i was just looking for maybe other sites with samples that others use...just an additional reference.

Minor thread hijack.

Anybody on here know much about net-zero energy homes? I'm looking at selling my house in the near future and want to buy or build something in the mountains. The idea of a self-sufficient house, either mostly or entirely off the grid, is really intriguing to me.

1.) Hire Mexicans
2.) Explain to them what a net-zero energy home is.
3.) Show them design.
4.) Wake up in the morning to a self-sufficient house entirely off the grid.

Make sure you pick the right place. Some areas have laws against going completely off grid.
 
so, just got word the arb didn’t approve our plans...rumor is one comment was “it’s a great looking beach house at the hamptons.”

anyone have any insight on how to fight this battle?...every house out here has triangles, or columns, or is red brick...there 400 lots and we bought the last one last year, and we already live here(almost ten years)...of the 400, probably 20 don’t look typical of the architecture, but they also aren’t our design idea, which is mid-century modern.

looking for suggestions, thanks in advance.

You could pull an OOTB and tell them to GFY. Not sure if that would help your cause though.

no time, unfortunately...the next nomination process isn’t until 2019.

their reasoning is just horseshit...if they wanted all houses to conform then i would expect the by-laws to indicate such.

We used to live in a place with an HOA and defied them at times. Usually it was forgiven after we did it. Not sure if you can forge ahead and ask for forgiveness here.

you can’t even do it with dead trees here...i had to get approval to remove a dead tree that might’ve fallen on a neighbors deck.

believe me, though...i wanted to from beginning(ask for forgiveness) because i kept saying to our n’hood friends “i just hope it gets approved.”

and we aren’t moving, so something has to give...and we’re not interested to changing anything.

btw, there’s “spanish mansion” all the kids refer to that sticks out like a sore thumb.

Interesting thread. I was going to chime in since I do some CAD drafting work on the side for some contractors I know. Used to work for an architect several years ago, but all commercial and no residential. Anyway, the advice on sketching was pretty much what I would have suggested so I didn’t.

As for the current issue, if the design standards are not clearly defined in anything you signed off on, you might have a chance, especially if there are other homes that look “worse”. Sounds like the decisions are left to the board and since those positions change, what is allowed changes as well. Sound about right?

If that is the case and the board would have to approve it, you may not have many options. Frankly, this is why I couldn’t bring myself to live in a development with an HOA or similar group overseeing everything. But, I understand why people do.

In my experience, meeting arguments with facts, leaving the emotional component out, works best. “You denied my design because of xxxxxx, but this home clearly has xxxxxx in it’s design and it was allowed. Can you provide me with a logical reason why mine was turned down and this one was not?” Most likely they will come up with a BS answer, which, if you are savvy enough, can be refuted in the back and forth. May not work, but I always opt for the direct, logical and practical over emotional at first. If their answer is basically “because we said so” then you can get nasty.

Seriously, I wish I had thought to ask for a picture of the house you planned to build and pictures of the others. I might have been able to see some similarities you could use to justify b

later we added additional landscaping and some awnings...i refuse to adjust the roof line, it’s the essence of this mid-century theme.

it seemed to me they didn’t care for the brick color and one of the garage doors that is facing the street...they also seem to not understand that a home doesn’t have to have a gable or hip roof and be red brick.

So... what happens if you show them plans/designs for a house that looks exactly like what they want it to look like, it gets approved, and then due to "builder incompetence" it happens to come out looking exactly like what you want. Do they make you tear it down?
