Whatever you do, don't build a house.

2.5 years to build. Wow. What's has been happening to delay it that long?

hoa, weather, retaining wall(engineering), subs, contractor is uber specific and meticulous, shipping delays, etc.

ironically, the thing that everyone told us to be mindful of never occurred, ill will toward the spouse.

What kind of retaining wall? Those should be fairly commonplace in your area I would think. Did all these issues arise during construction or mostly upfront? That's a long time. How large is the home?

the concrete retaining wall is in the shot with the pool...it’s 8 feet in areas and it’s holding up dirt from behind the lot...multiple engineers to the site which took weeks to decide the size of the rebar...opinions went from #3 to #5 to #7...had no idea how delicate/intricate that process was.

retaining wall issue occurred after grading...this a split level, mid-century modern home so the grading also was a hurdle based on the topography...we’re approx 4200 sq ft...also, with concrete floors we had to get the sealing to our approval and as you might know, that’s a bitch.
